Greenbrier Property Value Types
Greenbrier’s Assessor card and deed record can show several kinds of property value. The annual appraisal is assigned by the county as of July 1 at true and actual value; a sale price comes from a separate transfer record; a market estimate may come from another valuation method. Keep the source beside the number so an assessed value is not confused with a buyer’s price or an appraisal for a specific transaction.
| Value | What It Is | Where |
|---|---|---|
| Assessed / appraised value | The county’s annual true-and-actual-value figure for the roll. | Greenbrier Assessor |
| Market value | A likely sale amount under market conditions; not a field confirmed in the sample card. | Independent valuation or transaction analysis |
| Last sale price | Consideration tied to a recorded transfer; exact field not verified in the parcel sample. | County Clerk deed; assessor sales filters |
| Land appraisal | Value assigned to the parcel land component. | Greenbrier Assessor |
| Building appraisal | Value assigned to improvements shown in the assessment record. | Greenbrier Assessor |
| Total appraised value | Land and building amounts combined for the assessment. | Greenbrier Assessor |
The county sets one roll value each year, and a deed records each transfer. Neither promises what a future buyer will pay. West Virginia applies a state-level assessment ratio. The county publishes no percentage on its own pages, though. Read the appraisal date and the value fields carefully. A displayed tax figure never equals the open-market price by itself.
Greenbrier Land and Building Values
A selected parcel card from the Greenbrier Assessor separates appraised land, appraised building, and appraised total. That split matters for rural tracts with substantial acreage. It also matters where improvements dominate the tax card. The state viewer adds building information and cost-value categories. A cost entry explains the record. It is not a contractor quote, nor an appraisal ordered for a sale.
Compare parcels only after confirming similar land use, area, structures, and assessment date. The Assessor's property search includes ranges for land, building, and total appraisal. It also shows calculated and deeded acreage. The county publishes no community-by-community revaluation dates. It offers no city-level value trend on its official material.
Greenbrier July 1 Valuation Rule
The county says all property is appraised annually as of July 1 at true and actual value. Assessors must visit real estate at least once every three years. The land and personal-property books are completed by January 30, and values are certified by March 3. A July valuation is a point in the annual process; it does not update in lockstep with every later sale or improvement.
For Greenbrier property values, note the assessment year and the parcel’s land/building detail before making a comparison. New construction, a re-parceling or a deed filed after the roll date can change what later screens show. County materials publish current annual forms and 2025–26 tax-rate information, but a precise revaluation schedule by town was not located.
Search Greenbrier Value Fields
The WV Assessment search finds a Greenbrier property by parcel, owner, map, street address, or mailing address. Value-specific filters are built in. Narrow the tax roll with land, building, and total appraisal ranges. Appraisal/Sales mode adds sale date and price ranges. Exact consideration labels vary across results, so read each entry on its own. The portal's live field list carries its own labels. The documented fields describe what the search can actually do.
| Field Group | Portal Control | How It Helps Read Value |

Look Up a Greenbrier Property Value
Find the Greenbrier parcel first. Enter an owner, address, or parcel ID in WV Assessment, then read the appraised land, building, and total values on the card. Keep the appraisal year and deed book and page beside the number. The Assessor's county page explains the annual valuation cycle and forms, while the Clerk's deed index is the source for the recorded transfer.
- Search the WV Assessment page by Greenbrier owner, street or parcel ID.
- Open the candidate and confirm its legal description, district and situs address.
- Record the land, building and total appraised values with their assessment year.
- Use the deed book/page to check a sale or transfer reference with the County Clerk.
- Assessed value
- The annual value in the Assessor roll, used in the tax process.
- Market value
- An estimate of what a property may sell for under stated conditions.
- Sale consideration
- The value or terms associated with a transfer; verify in the deed.
- Assessment date
- The valuation point the county identifies as July 1.
Greenbrier Deed Price Evidence
A sale price lives in a different property record than an assessment. The WV Assessment portal offers Appraisal/Sales filters for date and minimum or maximum price. The County Clerk records the instrument and its legal description. Sample cards do not show whether every transfer displays a price. So read the recorded deed and ask the Clerk about its contents. Never treat an appraisal field as the closing amount.
Use the book and page reference to identify a Greenbrier instrument. Tax roll owner and value fields can lag a recently recorded conveyance. The Clerk does not publish the Online Deed Inquiry's full coverage years on its page. The recorded date and the assessment date anchor a property value differently. So keep both in view.
Greenbrier Homestead and Tax Value
A Greenbrier homestead exemption trims $20,000 from assessed value. This applies once the county's age, disability, occupancy and residency rules are met. It never changes the parcel's total appraised amount. Filing falls on December 1, and the county form asks for proof. The Assessor can confirm the account's status and hand over the current paperwork. Remember that these adjustments live on the tax roll. They say nothing about a sale price.
Tax class and levy describe how the assessment feeds a tax bill. They say nothing about what the property would fetch from a buyer. A value comparison works best when you line up similar parcels, land and building components, dates and any deed behind the sale. The Greenbrier property tax record page handles exemption forms, tickets and assessment review in its own section.
Greenbrier Rural Acreage Context
Greenbrier County spans large rural tracts, town lots and resort-area property alike. For any rural parcel, read the land appraisal, deeded acreage, calculated acreage and building detail together. The assessment search lets you filter by calculated or deeded acreage ranges. The WV Property Viewer treats deed acreage as official. That means the figure stated in the conveyance itself. GIS area can disagree with the deed. The map serves as a tax reference surface rather than a boundary determination.
When acreage drives a value comparison, confirm the legal description and acreage in the deed records. Call a licensed surveyor if boundaries are disputed. Aerial imagery, soils, hydrography and flood layers add real context for rural land. None of them replaces an appraisal.
What Greenbrier Assessed Value Means
Greenbrier's assessed value is the county's annual record figure for a parcel. It helps with tax review and comparison work. It does not say what a buyer will offer. Nor does it say what a licensed appraiser would conclude for a mortgage, sale or estate. A recent sale can be newer than the tax roll reflects. A mass assessment is simply not a parcel-specific appraisal. So treat it as a starting point rather than a transaction value.
Value vs. price. Greenbrier’s Assessor value is for the annual assessment process, not a sale promise or a private appraisal. Obtain a qualified appraisal when a transaction requires one.
