Greenbrier Current Owner Record Fields
The owner of record is the name attached to the Greenbrier assessment parcel. It is not necessarily the newest person named in a deed that was just recorded. The Assessor's selected-parcel details carry the owner and the legal description. They also list the neighborhood, a deed book and page, and appraised values. The WV Viewer adds physical and E-911 address labels. It includes building information, cost and appraised values, community data, and delinquent status. One caution appears there too. When a parcel has multiple owners, the display may show only one of them.
Each field serves its own purpose. A mailing address explains where tax notices go. The situs or E-911 label identifies the land itself. The card shows no sale date or purchase price. Rely on the deed for the transaction details. The Clerk can supply the record if the deed is unclear.
| Owner name | Name shown on the assessment roll; viewer may show one of several owners. |
|---|---|
| Mailing address | Address for tax correspondence; may differ from the property location. |
| Situs / E-911 | Physical address used to locate the parcel or improvement. |
| Legal description | Recorded description used to match the land. |
| Deed book and page | Cross-reference to a County Clerk instrument. |
| Last sale date | Not confirmed in the captured parcel card; check the deed record. |
The owner field shows a record relationship. It does not tell you who is physically at the address. A trust, an LLC, an estate, or joint ownership can shape the name that appears. The mailing address may point somewhere else entirely. To see the card, select a Greenbrier parcel on the Assessor result page.
The example illustrates the kind of parcel detail behind the present owner reference. Always confirm vesting with the deed itself.
Greenbrier Roll Timing
The Greenbrier Assessor values property annually as of July 1 and says the books are completed by January 30, with values certified by March 3. The owner field belongs to that assessment process. The Clerk’s deed is the separate record of a transfer once the instrument is recorded. County pages do not publish a usual number of days between recording and a roll update, so a particular lag cannot be promised.
The Assessor visits each property at least once every three years while maintaining its valuation program. That field-inspection cycle is not a deed-index update schedule: a parcel card can still require comparison with a more recent conveyance. Save the assessment year, parcel ID, and deed book/page when checking an older printout or an online result.
When a seller and buyer have recently signed or filed a deed, search both the roll and the County Clerk’s latest index. If the roll still carries an older name, use the parcel’s deed book/page, search the parties and ask the Clerk for a record check. Do not treat an older assessment entry as a finding that a later transfer did not happen.
Confirm the Current Greenbrier Owner
Confirming a current owner means comparing the parcel card with the latest deed. That deed is held by the County Clerk. The Assessor gives you the owner field and the book and page clue. The deed names the instrument's parties and the legal description. Greenbrier advertises an Online Deed Inquiry. But the public page does not state its full year range or image cutoff. When a deed is not online, a courthouse terminal or a Clerk-assisted search is the fallback.
- Find the Greenbrier parcel by address, owner or parcel ID in WV Assessment.
- Copy the displayed owner, mailing and physical addresses, parcel ID and deed reference.
- Search the County Clerk index by the current owner as grantee and check the instrument’s grantor.
- Compare the deed’s legal description and parties with the parcel; request a copy if needed.
The Clerk sits at 912 Court Street North in Lewisburg, with public courthouse computers available for record research. Copies run $1.50 for the first two pages and $1 per page after that. Ask about the fee and image availability before ordering, because the public site lists no complete online coverage cutoff. Parcel-card questions go to the Assessor at 304-647-6615; deed-index questions go to the Clerk at 304-647-6602.
- Owner of record
- The name the Assessor roll shows for a parcel at its data point.
- Vesting
- The way the recorded deed names the interest or its holders.
- Registered agent
- A public contact named in a business filing, not automatically a property owner.
- Recording lag
- The time between a recorded transfer and a later assessment display; Greenbrier’s exact interval is unstated.
Greenbrier Situs and Mailing Fields
A Greenbrier parcel can carry an owner mailing address that differs from its situs. The situs is the physical address of the property. The mailing field is where a tax notice goes. It may hold a post-office box, a fiduciary, or another residence. The county permit form combines the tax district, map, parcel, lot, and physical 911 address, which offers a practical way to match a site with its assessment record.
For a new structure, County Emergency Management assigns the physical address before a certificate of occupancy. A postal city label reflects delivery geography only. It does not establish a municipal boundary. Confirm an address with USPS for format. Then rely on county GIS and the recorded legal description when location or jurisdiction matters.
Greenbrier Owner Display Limits
The WV Property Viewer explains that one owner may display even when several people own a parcel. A single name is not proof that a co-owner is absent. Open the deed and read the grantee language to see how the interest is held. Where the assessment roll and the deed seem to disagree, the latest recorded instrument is the more direct ownership record. Full title work still requires a complete review.
The viewer also carries building, cost, and appraised value detail. Its owner panel does not replace the Clerk's recorded copy. Save the parcel ID and book/page alongside the name so any follow-up ties to the right land. The Assessor's Map Room, listed at 304-647-6645, handles map and parcel-data questions.
When an owner-name lookup is ambiguous, search by the exact district, map, parcel, and suffix shown on the card. The WV Assessment tool adds address, street, acreage, value, sale, and structure fields. These help separate parcels under similar names. A sale filter can point to a candidate, but the selected card does not confirm the full transfer history; match its deed book/page and legal description to the County Clerk instrument.
A homestead exemption is a tax-assessment benefit, not a deed notation proving sole ownership of a tract. The Greenbrier Assessor's information says eligible applicants must meet occupancy and residency conditions. The application deadline is December 1. The exemption reduces assessed value by $20,000 for qualifying age or disability status. The separate $2 certificate fee and eligibility details should be confirmed with the Assessor before applying.
Greenbrier LLC and Estate Owners
A company or fiduciary can be the name shown as current owner. An LLC may appear as the grantee. A trust may be named directly or through a trustee. An estate can act through an executor or administrator. The recorded deed governs how the land interest was transferred. For extra context, the Secretary of State business search can supply an entity's name. It also lists the agent and address. Remember that the agent is a contact the entity named. It is not proof of who owns it personally.
A Greenbrier deed that names an estate opens another door. The County Fiduciary Supervisor's probate file can explain the appointment and the fiduciary's authority. That office requires an in-person appointment and photo ID. Its published opening fee varies with the matter. A fiduciary document may explain the transfer. The County Clerk's recorded deed remains the land-record step.
Contact a Greenbrier Property Owner
Sometimes a property matter requires contacting the current owner. Use a publicly listed mailing address, and only for a relevant and lawful purpose. The Assessor's mailing field does not make a private address fair game. It should not be treated as an invitation to publish or investigate. West Virginia's Address Confidentiality Program gives qualifying participants a substitute address with mail forwarding. Protected details should stay protected. The roll and the deed serve property records research. They are not tools for finding where a person lives.
Current record, limited claim. A Greenbrier assessment entry can lag a recent deed and the GIS may show only one owner. Confirm the newest recorded instrument; never use owner data to stalk, harass or intimidate anyone.
